What is an energy certificate?


It is the essential certificate for selling or renting a property. The energy certificate provides information on the energy consumption and CO2 emissions of a property that is advertised for sale or rent.
The energy certificate has been mandatory since June 2013.


The energy certificate has been mandatory in Spain since 1 June 2013 in order to be able to rent or sell a property or premises.
The obligation to display the energy certificate is regulated in Spain by Royal Decree 235/2013. The energy certification regulation comes from a European Directive that all member states have already complied with.
The responsibility for obtaining this energy certificate lies with the homeowner, who must hire the services of a certifying technician to obtain the energy certificate.

When selling a property, the owner must provide the energy certificate to the buyer. The energy certificate must also be included in the purchase contract.
In case of renting, a copy of the energy certificate must be shown and handed over to the tenant. The energy certificate will also be requested when depositing the security deposit for a rental at the relevant official body.
